Stafford Heights is one of those suburbs I genuinely love selling in. It's elevated, leafy, and quietly gentrifying, sitting just 10.2 km (more or less) north of the Brisbane CBD. What makes it special to me is the combination you don't often get this close to town: family-friendly streets, real city views from the higher pockets, and some of the strongest capital growth I've tracked anywhere on the Northside. The name itself tells the story; locals had been calling it 'the Heights' for decades before it was officially gazetted in 1975, sitting proudly above neighbouring Stafford. That sense of being a step above, both literally and in lifestyle, is still what draws buyers here today.

My take on Stafford Heights this month: it's still one of the tightest family markets I work in. The elevated streets, city glimpses and quick run into Chermside keep demand strong, and very little stock is coming forward.
Over the last 12 months I've watched the median house price push to $1,275,000, up 12.8% (April 2025 – March 2026). That continues the run we've been on since 2021, when the median sat closer to $700,000.
What I'm seeing right now is that well-presented three and four bedroom homes are still attracting multiple genuine buyers within the first two weekends, and the buyers who are registering are mostly families upgrading from Stafford, Everton Park and the inner north. If you're considering selling this winter, the lack of competing stock is working in your favour.

When I'm explaining Stafford Heights to buyers from outside the area, I always start with the name itself. The suburb sits on higher ground than neighbouring Stafford, and locals had been calling it 'the Heights' since the 1950s before it was officially gazetted as Stafford Heights in 1975. Stafford itself was renamed by local consent back in 1885–1886, after Staffordshire in England.
The residential story really kicks off in 1950, when Clem Jones Pty Ltd drew up the Somerset Hills Estate, a 243-lot subdivision that set the template for the suburb you see today. I still sell homes on those original Somerset Hills streets, and the block sizes from that era are a big part of why the suburb holds its value.
The schools followed the housing. Stafford Heights State School opened on 3 April 1956, then Somerset Hills State School on 24 January 1966. More recently, Queen of Apostles Catholic Primary School opened its lower campus for younger students at 46 Chuter Street in 2002. Between them, they're a huge part of why families settle here and stay.
One thing I make sure buyers understand is that there are no government secondary schools within Stafford Heights itself. Most local students head to Craigslea State High School in Chermside West or Wavell State High School in Wavell Heights, depending on catchment and enrolment arrangements, and there are independent and Catholic options nearby as well.
Geographically, the suburb is generally hilly, with Downfall Creek as the principal waterway running through it. That elevated terrain is one of the things I find most marketable about Stafford Heights, especially in the higher pockets where homes pick up genuine city outlooks.
