Amott Street is one of the more interesting streets I watch in Stafford Heights right now. On paper it looks like a typical Northside family street, around 31 houses on standard 600 to 700 square metre blocks, but underneath that the street is clearly transitioning from long-held family ownership into a much more dynamic resale and renovation market. The 20-plus year owners are starting to move on, renovators and short-hold buyers are stepping in, and the result is strong price appreciation that is rewarding the long-term holders while pulling in fresh capital at the top end.
What stands out to me about Amott Street is the split personality of the ownership. Walk one end of the street and you have homes that have been with the same families since the late 1990s and early 2000s, bought for figures like $130,000, $149,000, $169,000 and $231,500. Walk the other end and you have homes that have changed hands in the last 18 months for $1.25M, $1.34M, $1.45M, $1.7M and right up to $2.475M for the standout 5-bedroom result at 36 Amott Street. Around 8 to 9 properties have turned over across 2024 and 2025, which is a remarkable level of activity for a single Stafford Heights street and tells you exactly where buyer attention is sitting right now.

One of the quieter forces pushing Amott Street prices is school zoning. Amott falls inside a couple of the catchments that Northside families chase hardest, and when I sit down with buyers paying $1.3M and up, the catchment is almost always the first thing they raise, ahead of bedrooms, ahead of land size. That gives sellers on Amott a kind of insurance the suburb median does not show: even on a softer week of buyer enquiry, the school-zone buyers keep showing up. If I am running a campaign here, I make sure the marketing speaks directly to that family, because they are the ones who tend to push past the guide.
What I find most interesting about Amott is that it runs at two speeds depending on where your home sits. The lower-numbered end is dominated by long-tenure owners, many of whom have been there 20 years or more, while the higher-numbered end is where almost all of the recent action is, with renovated homes resetting the ceiling every few months. The block pattern is unusually consistent at around 600 to 610 square metres, with a few larger 1,000-plus square metre holdings, but the very top results have not always come off the biggest blocks. The $1.7M sale at number 10 sat on just over 400 square metres, which tells you buyers on Amott are paying for presentation and renovated lifestyle, not just dirt, and that is a real shift in the character of the street.
When an owner on Amott rings me, the first thing I want to understand is which of three buckets the home falls into: a long-held original family home, a comfortably updated mid-range home, or a fully renovated home competing at the top. Each one has a different buyer pool, a different price ceiling, and a different campaign rhythm. Original homes do well with renovator and builder buyers when the campaign is priced honestly. Mid-range homes need a sharper presentation play. The top-end homes need marketing that matches the price tag and a negotiation strategy that leans on the right Amott comparables. That is the conversation worth having before you list, not after.
