A Stafford Heights street with only a small pool of tradable family homes, creating a tight, fast-moving micro-market with strong recent price growth.

Ansford Street is one of the most unusual micro-markets I watch in Stafford Heights. The genuine private market here is only around 11 to 12 homes, and that scarcity is the whole story of this street. Limited supply, strong demand, and a clear run of recent sales between $885,000 and $1.48M have turned Ansford into a fast-moving, investor-friendly pocket where homes are trading quickly and at prices well above where this street sat just a few years ago.
What stands out to me about Ansford Street is how tightly held it is. The pool of tradable family homes is small, which means new private supply is structurally constrained and every sale matters. The homes that do trade are concentrated in the middle and upper end of the street, and they are turning over quickly. Six private houses sold across 2024 and 2025, which is more than half of the tradable stock changing hands in under two years. Recent results include $1.16M at number 10 in mid-2025, $885,000 at number 11 a couple of months later, $1.325M at number 25, and a standout $1.48M at number 23 in late 2025. Long-term owners who bought in the 2013 to 2018 window for figures between $421,000 and $737,000 are exiting with substantial gains.

Ansford Street sits inside the catchments that drive most of the family enquiry I see in this part of Stafford Heights, including Stafford Heights State School and Everton Park State High. For the buyers paying the $1M-plus prices we are now seeing on Ansford, that catchment certainty is doing a lot of the heavy lifting. The other half is the practical lifestyle stuff I always point to: a manageable school run, easy bus access along the nearby connectors, and a street that does not get caught up as a peak-hour rat-run. Together, those factors are exactly what tip a family from interested to actively bidding above the suburb median.
What makes Ansford Street fit so well into the Northside lifestyle is the balance it offers. You are roughly 10 kilometres from the Brisbane CBD, minutes from Westfield Chermside, the medical precinct, and the major arterials north and into the city, but the street itself feels established and residential. Most of the private homes sit on standard 600 to 670 square metre blocks with three to four bedrooms and one to two bathrooms, and the higher-priced recent results tend to be the larger four bed, two bath homes that present well. It is a comfortable family footprint, on a street where the streetscape is genuinely improving as newer owners invest in their homes.
When I am pricing a home on Ansford Street, I do not lean on the suburb median. I lean on the street's own recent evidence, and the evidence here is unusually strong because supply is so constrained. The conversation I want to have with an owner on Ansford is about scarcity. With only around a dozen tradable homes, every sale resets the benchmark for the street, and the upper-numbered end is currently leading the market. The right strategy depends on where your home sits: a tidy three-bedder on a standard block, a renovated four-bedder competing at the top, or an investor-style hold being prepared for resale. Each one needs a different campaign, and the scarcity of stock is something I would actively use in your favour when we take the home to market.
With over $134 million in career sales and over 121 homes sold, I have spent my career understanding exactly what makes our Northside suburbs tick. I do not believe in one-size-fits-all strategies. If you are considering a move on Ansford Street or just want to chat through what is happening in our market, let's have a conversation about your needs and how we can map out a timeline that works for you.
